Starting December 11, 2024, the NYC Building Code will redefine a 'major building' in Section 202 of Chapter 2 from a structure with 10 or more stories or 125 feet or taller to one that has 7 or more stories or is 75 feet or taller. The existing criteria for buildings with a footprint of 100,000 square feet or more, regardless of height, and those designated as major buildings by the Department of Buildings Commissioner due to specific construction or demolition hazards, will remain unchanged.
This updated definition will apply only to initial permits issued and requests submitted on or after December 11, 2024, and not to those submitted prior to that date.
**Façade Work**
The revised definition will not affect façade work; the site safety requirement for façade work will continue to apply exclusively to buildings taller than 14 stories or 200 feet.
**DOB NOW**
As of December 11, 2024, site safety requirements will be enforced for any projects on buildings classified as major under the new definition. Jobs filed before this date that have not requested or received initial permits for General Construction (GC), Structural (ST), Foundation (FO), Support of Excavation (SE), or Earthwork (EA) will need to adhere to these safety requirements.
